For Both Buyers and Sellers – Understand the FSBO Process!

Often, home buyers and sellers look at each other as the mortal enemy – the Seller wants the highest possible price and the Buyer wants the lowest price!

Given these opposing ideals, it is clear that no real estate transactions should ever occur with these two diametrically opposing goals!  But, stats show that even in a down real estate market like we currently are experiencing, transactions happen.  Lots and lots of them (no play on word with “lots,” I assure you!!).

Why do these transactions occur?  How can this happen?  It’s simple:  both Buyer and Seller benefit from the exchange.  The home buyer benefits by getting the new home they desire.  The Seller is given the opportunity to move on for their own reasons.

The highly attractive part of a For Sale by Owner transaction is that both parties can benefit, and this mutually beneficial effort can literally save each side tens of thousands of dollars.  But it is crucial for each party to understand the process that goes on for the FSBO Seller.  Why?

Choosing to sell by owner is a difficult choice, and leads to a massive effort on the part of the homeowner.  In my FSBO Resource, I guide those making the decision to sell FSBO or not, and then what to do after the decision is made if you do make the “by Owner” choice.  Buyers need to know that there is an incredible amount of work, and also some costs, to get the home ready so it could potentially become your new dream home!  Buyers or Sellers can request a login (complimentary for a limited time) for the resource by emailing me: Steve@MyFSBO.Me

Today, I will give you an overview of the process.  In the next few articles I will dig deeper into the process or you can get more from the full resource.

I want or need to sell my home – so – what are my choices?!

There are three primary choices at this point:

1)      I sell “For Sale by Owner”

2)      I employ the significant resources of a Real Estate Professional

3)      I choose the Hybrid or alternative choice of selling my home (mixing By Owner with professional home selling tools).

Let’s look at each choice briefly to wrap up today’s article:

 FSBO CHOICE:

The key thing to recognize for this choice is that you have just hired yourself as a SALESPERSON – you are now “in sales” whether your “real job” is in sales or not! In my resource, I illustrate what I call, “The Many Steps of Being a FSBO Salesperson” and outline the different job description tasks clearly.

Selling By Owner is a great choice if you realize up front the work involved.  It helps to have a resource to give you a vision of the process so that you can sell like a pro, and be prepared at every step.

 REAL ESTATE PROFESSIONAL CHOICE:

You’ve heard the saying, “You get what you pay for.”  This rings true in real estate for sure.   Nobody can or should make the choice for you what method to use to sell your home.  If you choose this choice, and choose wisely, you will benefit from the focus of a specialist, a trained professional.  And they will be compensated accordingly.  My resource goes into this in more depth, including “Expert Interviews” with local real estate professionals.

 HYBRID CHOICE:

This choice is attractive as well, because it allows you to reduce commission costs, but still gain the tools employed by professionals.  Because it’s an alternative choice for selling your home, it can be shaped any way you see fit.  You can choose from a menu of available services to satisfy your appetite...  Members have access to all articles, and can explore these various home selling choices more in depth, with expansive information, ideas, suggestions for the FSBO Choice.  Or contact me any time with questions: Steve@MyFSBO.Me or 720-353-4451.
